Acting as asset manager on behalf of Cain International, Firethorn has secured a 280,000 sq ft letting to Sika UK at Sherburn42 in north Yorkshire.
Sika UK, the subsidiary of the worldwide Sika Group – which produces and markets a wide range of systems and products for the building sector and industrial manufacturing – will occupy 42% of the Sherburn42 site.
The development has been completed to an enhanced specification, including minimum 50m yard depths, 12.5m eaves heights and 50kN/sq m floor loading.
In line with Firethorn’s strong commitment to sustainability, the site is net zero carbon, with BREEAM ‘Excellent’ and EPC ‘A’ certifications. Designed to empower occupiers to meet, and surpass, their own ESG requirements, Sherburn42 offers sustainable design features including LED lighting to offices and electric vehicle charging points.
Situated in a prime logistics hub, the site benefits from easy access to the A1(M) and the M62, with Leeds, York and Doncaster within a 40-minute drive.
Sherburn42 forms part of a 3.25million sq ft industrial portfolio that Firethorn developed and sold to Cain International in 2022, with Firethorn retained as asset and leasing manager across all sites.
