Acting as asset manager on behalf of Cain International, Firethorn has secured a 131,830 sq ft letting to Gear4Music, at Sherburn42 in north Yorkshire.
Gear4Music, one of Europe’s leading online retailers of musical instruments and equipment, is the latest tenant to join Sherburn42 and will represent 20% of the site. The letting follows last year’s agreement of SH280 to Sika UK and brings the site to 62% occupancy, with just two units remaining.
The transaction reaffirms Sherburn42’s position as a leading industrial and logistics development, featuring modern facilities and strong connectivity. Situated adjacent to the Sherburn Enterprise Park, the site is ideally located less than six miles from J42 of the A1M, providing direct connections to Leeds, York and Hull in a 30-minute drivetime.
In line with Firethorn’s strong commitment to sustainability, Sherburn42 is net-zero carbon in construction, has EPC A certification and is rated BREEAM ‘Excellent.’
Sherburn42 forms part of a 3.25million sq ft industrial portfolio that Firethorn developed and sold to Cain International in 2022, with Firethorn retained as asset and leasing manager across all sites.
